Skyline Villa Estates

Ephraim Canyon 

Great subdivison with easy access from UT 29  and lots of trees.  Skyline Villa Estates is just 3 miles east of Ephraim.   It has lots of nice trees and foliage and no improvements.   Canyon Road (UT 29) is a gravel road that is maintained by the county.  It is well maintained but closed at times during the winter months.  You can access the area by snowmobile during the winter months.  There is no water or power inside of the development.  Cell phones work in some areas and not in other.  It is a great area for a hunting camp or to park a trailer.  With the new fire regulations through the county it is unrealistic to build a cabin on the smaller lots since it would require clearing most if not all of the trees.  To get a building permit for a cabin, you must have a source of water. Skyline Villa has been designated by the county as a "dry subdivision" so they can build with a 1000 gallon water tank as specified by the county.  See the following link. "Water Regulations"  The roads into the subdivision are not maintained and have large ruts in some areas.  Roads become muddy and slick when wet.
